Rental Agreement for the family houses

What are the terms when booking?

Thank you for your interest in booking your holiday home through Swedish Country Living®. We mediate your holiday accommodation and act as agent between homeowners and tenants.  To make your stay as convenient as possible, we would like to inform you about the terms and recommendations that apply when booking the Skippers cottage and the Shipyard Farmhouse. Do you have specific wishes? Contact us in advance and we will do what we can to help you.

Important to remember
  • No extra guests may be accommodated than the number agreed when booking.

  • You will receive a written confirmation. Please check that the information is correct.

  • Information about where the key can be collected is given about a week before the day of arrival

  • The dwelling is at your disposal from 4 p.m. arrival day until 12 noon departure day.

  • Final cleaning of the dwelling is not normally included. In the interest of coming guests, we appreciate that the appropriate cleaning is done before you leave. This additional cleaning service can be ordered. Check what applies to your accommodation.

  • During High Season, most of the accommodations are only bookable weekly from Saturday to Saturday. During the low season we are flexible regarding the rental period but these must be stated when booking.

When is the Agreement binding?

Both you and Swedish Country Living® are bound by the rental agreement as soon as we have confirmed the booking and you have paid the registration fee or the entire rent. The personal information you leave is treated confidentially and not provided to a third party. Confirmation of received registration fees and rents will be sent via e-mail.

Registration fees must be paid to Swedish Country Living®'s account within 7 days. The registration fee is deducted from the rent and the remaining part of the rent must be paid no later than 30 days before the agreed arrival date to the account that you were informed at the time of booking. If you book later than 30 days before the day of arrival, the entire rent must be paid promptly and receipt of deposit should be mailed to us.

What happens if I cancel the booking?

Cancellation must be made in writing directly to Swedish Country Living® via email at info@swedishcountryliving.com. Swedish Country Living® then has the obligation to confirm the cancellation in writing via e-mail.

The registration fee is needed to secure your reservation. The later you cancel, the harder it is for us to find a new tenant. Therefore, it is important that cancellations are made as early as possible.

Cancellations received within 7 days are free of charge.

If canceled up to 8 days after booking and up to 29 days before the agreed arrival date, a cancellation fee corresponding to the registration fee must be paid.

For cancellations made 30 days or fewer days prior to the agreed arrival date, 80% of the rent must be paid. The difference is refunded in case a higher amount has been paid at the time of booking. Cancellations require a medical certificate or equivalent.

How do I pay?

What are my rights?

We hope your stay will be a wonderful experience, however should you have any complaints about the home and its condition these should be made as soon as possible after arrival via telephone or e-mail. Errors that occur during the stay must be reported immediately, so that we have an opportunity to correct them. Even in events beyond our control, we will do everything possible to solve the problem. Should you still not be satisfied, you have the opportunity to try the dispute with the General Complaints Board (ARN).

 

What obligations do I have?

The tenant should contact Swedish Country Living® two weeks prior to arrival and notify approximate arrival and departure time. We would like to personally welcome you and show you around your accommodation so in the event of an unavoidable delay on the day of arrival, please contact Marie by phone 0046-768522227 and notify this.

 

As a tenant, you must take good care of the property and follow the rules, instructions and regulations that apply. The tenant is obliged to leave the property in the same condition as it was upon arrival. The tenant is financially responsible for any damage that occurs to the home or its fixtures by the tenant himself or anyone in the tenant's company being careless.

The accommodation must not be used for anything other than what was agreed at the time of booking and you must not allow more people to stay overnight in the house than what was stated at the time of booking.

Extra guests are allowed only upon permission of the landlord and at a surcharge.

 

Final cleaning is the responsibility of the tenant unless otherwise agreed. If final cleaning needs to be done, a fee of 1500 SEK is charged.

Towels and bed linen are usually not included unless otherwise agreed but can be ordered in conjunction with the booking (this does not apply to Hermit cabins where bed linen and cleaning are included in the price).
